SHALERSVILLE PROJECT overview

The proposed project is a two-phased Technology Information Center project at the Turnpike Commerce Center in Shalersville Township, Portage County, Ohio. Between both phases, the park will contain a total of 15 buildings, collectively under 1,000,000 SF. The project is intentionally designed within the constraints of the community in mind. It will operate within the existing confines of the site’s water systems, bring its own power directly to the property, and employ cutting edge sound-mitigation technologies. 

 

The User is requesting no tax abatement or other financial incentives from the community, and plans on up to 200 Full Time Jobs after full buildout.

• 12 additional buildings (15 total)

• 60-month construction period

• Cumulative 150 to 200 permanent jobs at completion

• Construction begins after Phase 1 completion

Phase - initial project

The First Phase deployment of buildings will be comprised of the park-wide office facility, and two (2) T.I.C. buildings. This responsibly built first phase will encompass ~ 57.5 AC of the Turnpike Commerce Center Business Park

Phase 2 - Full Buildout

Replicates the Phase 1 design across the remaining acreage, scaling responsibly to match proven infrastructure. Construction begins after Phase 1 completion

  • Will not require new wells to be dug on-site

  • Only using existing water capacity available on the county water system to the site

  • Limited Wastewater will be held on-site and treated prior to going into wastewater system

No Tax Abatement

This user is not seeking any real estate tax abatement. At full buildout, the project will generate approximately $7.1 million in annual property tax revenue - a 17,000% increase over the parcel's current $41,180.

200+ Full-Time Jobs

Up to 200 permanent positions at full buildout, with annual payroll of $6 million to $9.5 million. Phase 1 alone delivers 100+ construction jobs and up to 50 permanent jobs.

Under 50dB at Property Line

Thirty-foot sound walls and earth berms drop facility noise to under 48 dB at the property line - quieter than the Ohio Turnpike that already runs along the south edge of the site.

Customer-Owned Substations

Bitdeer pays for and builds its own dedicated 138 kV transmission line and substation, confirmed by two independent FirstEnergy load studies. Residential power and the facility's power never share the same wires.
